New apartment complex under construction at Long Bayou

SEMINOLE – Construction crews recently broke ground on a new upscale apartment complex on the west side of Long Bayou.
The Pointe at Still Water, a 312-unit complex, is being built on the east end of 70th Avenue south of the Home Depot store on Park Boulevard on land formerly owned by the Hutchinson estate.
The project includes 12 buildings – some three-story and others five stories tall. All apartments will be waterview or waterfront, said Dan Russ of Seminole Bay LLC, owners of the property.
“This has been in the works for two years-plus,” said Russ. “Market conditions dictated apartments and we see a real demand for it in that area.”
The city granted additional density levels for the 22.36-acre site in exchange for Seminole Bay providing 10 percent of its units as an affordable housing component.
In addition to the 12 buildings, there will be a 5,000-square-foot clubhouse with an exercise room, a large pool and spa, 100 detached garages, a dog walk, playground and 550 feet of water frontage on Long Bayou.
Apartments will range in size from 856 to 1,421 square feet. All units will have 9-foot ceilings, raised cabinets, ceramic tile, built-in microwaves, washers and dryers, garden style tubs, decking and patios.
Monthly rents will range from $1,100 to $1,600.
The target completion date is June 2009 with the first tenants moving in in December.
Construction management is being handled by the Sweet Grass Co. of Apollo Beach.
